Phase 4 is under way: what residents need to know
Berkeley Homes has published its latest quarterly construction newsletter for Phase 4 — the new homes and civic square being built between Seven Sisters Road, Woodberry Grove and Woodberry Down, opposite Sainsbury’s and next to St Olave’s Church.
There is genuinely good news to report: demolition is complete. That is an important milestone, and it clears the way for the main construction to begin. But it also means that the works affecting the roads and pavements closest to the site are about to intensify. If you live anywhere near the site boundary — or use Woodberry Down and Woodberry Grove to get around — the information below matters to you.
What Phase 4 will deliver
Phase 4 will provide 511 homes, of which 222 (43.4%) will be affordable. It will also include a new civic square, over 1,200 square metres of community and commercial space, and a shared podium garden available to residents of all tenures.
What is happening now and next
With demolition finished, the team is currently preparing the piling mat — the foundation layer that will support the main structural works. Piling is scheduled to begin in Summer 2026.
At the end of June, you will start to see new site cabins arriving at the junction of Woodberry Down and Woodberry Grove. These will provide office and welfare space for the construction team throughout the project.
The full construction timeline is:
- June 2026: Site cabins delivered and installed
- July 2026: Piling works commence; road closures begin (see below)
- January 2027: Full site mobilisation; reinforced concrete frame work starts
- October 2027: First tower crane installed
- June 2030: Targeted completion
Road and footpath closures from July 2026
This is the section that will affect residents most directly. From July 2026 until Summer 2029, there will be significant restrictions on Woodberry Down and the Phase 4 side of Woodberry Grove.
Woodberry Down will be partially closed to vehicles, with a one-way system in place to allow construction vehicles to exit safely. Parking along Woodberry Down is already suspended (from May 2026) and will remain so throughout construction.
Woodberry Grove (Phase 4 side) will have no pedestrian access along the site boundary. Alternative pedestrian routes will be clearly signed.
The Sainsbury’s side pavement and the south footpath along Woodberry Down will remain open throughout. The zebra crossing on Woodberry Grove will also remain fully operational.
In addition, Transport for London plans improvement works at the Woodberry Grove and Seven Sisters Road intersection from June to September 2026. TfL will contact residents separately with details.
Construction hours and what Berkeley is doing to minimise disruption
All works will take place within permitted hours: Monday to Friday, 8am to 6pm; Saturday, 8am to 1pm. No works outside those hours. Delivery vehicles will follow agreed routes and will be managed by trained traffic marshals. Dust, noise and vibration will be controlled through hoarding, road cleaning, and wheel-washing before vehicles leave the site.
Berkeley is registered with the Considerate Constructors Scheme and has received several Gold Awards for its approach to managing construction impact on communities.

The newsletter also highlights a number of activities Berkeley has undertaken in recent months: a regeneration workshop for Skinners’ Academy Geography students; an eco champions site visit for Woodberry Down Community Primary School; a consultation workshop with the Girls Friendly Society on a dedicated girls’ play space in Phase 5; and a volunteer day at Hackney Marshes Adventure Playground in support of a new play installation for local young people.
